Vose Farm Residences Breaks Ground in Peterborough

Catholic Charities NH, in partnership with Evernorth and other community partners, celebrated the groundbreaking of Vose Farm Residences, a 96-unit mixed-income housing development in Peterborough, on October 2.

The first phase of the development will feature 64 one- and two-bedroom apartments reserved for households earning 30-60% of the area median income. The second phase, which will begin construction next year, will include an additional 32 units, further addressing the critical need for affordable housing in the region.

Vose Farm Residences will feature modern amenities, community meeting spaces, walking paths to the adjoining Contoocook River, and resident-designed outdoor gathering and recreation areas. Supportive services will be available to residents, including case management, stabilization services, and connections to community resources. These services will address key social determinants of health, such as financial literacy and essential life skills, equipping residents with the tools to address immediate challenges, build self-sufficiency and create sustainable success.

This project symbolizes the collective power of people coming together for the common good.”

This initiative is more than just building homes; it’s about building a supportive community and laying the foundation for a brighter, more inclusive future.”

Catholic Charities NH is the project’s developer and sponsor. New Hampshire Housing coordinated the tax-exempt bond financing for construction, while Evernorth, a nonprofit organization that serves the low and moderate-income people of Maine, New Hampshire and Vermont, specializing in the syndication of Low-Income Housing Tax Credits (LIHTCs), is providing the equity investment through its Housing New England, Fund VI. Additionally, Catholic Charities collaborated with Peterborough officials to obtain funding support through the Department of Business and Economic Affairs’ InvestNH Municipal Per Unit Grant program, aimed at supporting affordable housing development.

Occupancy for the first phase is expected to begin in the Fall of 2026. Market Square Architects is the project architect and Hutter Construction is the construction manager. This is Catholic Charities NH’s first real estate development initiative, as the organization has additional opportunities to develop similar communities across the state.

Businesses can support the project by purchasing tax credits, which provide 75 percent of New Hampshire state tax credits against contributions. These credits can be applied over a five-year period against the Business Profits Tax, Business Enterprise Tax, or Insurance Premium Tax.
